2017 Year End Condo Update!

2017 has been another good year for the Granada Hills condo market. A significant number of sales were over the $400k mark and I am expecting 2018 to be the first year with a sale over $500k.  High prices, attractive interest rates, and political uncertainty are the main motivation for sellers. Buyer demand remains strong largely due to lack of inventory and low interest rates.

2016 Year End Market Update!

Granada Hills condos are quite diverse, with values from the low $200k’s all the way up to the mid $400k’s. The average sale price this year was $352k, which is actually 1% less than the average price from 2015. This is especially surprising since single family houses in Granada Hills were up 6.4% this year.
The reason for the drop is due to several factors. Most significant is that 2015 was an unusually strong year (16% increase over 2014). But other factors include a lower number of sales, a higher withdrawal rate, and a demographic shift. There were 24% more sales in 2016, but more sellers tried without success to sell this year (20% this year vs. 13% last year). Plus, millennials typically have strong jobs and dual incomes, which have pushed most of these buyers into single family housing.
