2016 Year End Market Update!

Granada Hills condos are quite diverse, with values from the low $200k’s all the way up to the mid $400k’s. The average sale price this year was $352k, which is actually 1% less than the average price from 2015. This is especially surprising since single family houses in Granada Hills were up 6.4% this year.
The reason for the drop is due to several factors. Most significant is that 2015 was an unusually strong year (16% increase over 2014). But other factors include a lower number of sales, a higher withdrawal rate, and a demographic shift. There were 24% more sales in 2016, but more sellers tried without success to sell this year (20% this year vs. 13% last year). Plus, millennials typically have strong jobs and dual incomes, which have pushed most of these buyers into single family housing.

2015 Year End Condo Update

Prices increased significantly this year. Average sale price is up over 16% from 2014. Sales volume also increased dramatically to 50 closed sales vs. only 37 last year. Interest rates continue to fluctuate, up to around 4% currently for a 30-year fixed mortgage. If the momentum continues, hopfully 2016 will be as good as 2015.
